There are many reasons to renovate a house:
- Acquiring a new property
- The maintenance of your own home
- A generation change of the residents
- Simply changing needs
They all have the same desire: a home that expresses one’s own personality and in which one feels comfortable.
Do you realize that something has to change? Take your time and define your wishes and expectations. “What do I like?” “How do I feel?” Collect pictures of houses and furnishings that you like and exclude things that you do not like.
Do not limit yourself – let your ideas run free! When you are sure and have clearly formulated your concept, start planning and implementing it.
The first cosmetic repairs such as painting or wallpapering are usually necessary after a few years. Depending on the scope, you can quickly do it yourself. Ideally, the necessary repair is used to freshen up the look and is inspired by new colors and materials.
If fresh paint and new decorative materials alone are not enough to implement your ideas, construction work begins.
Suppose you compare 30-year-old architectural plans with today’s floor plans. In that case, the differences quickly become clear: bright, spacious rooms, lines of sight, and living areas that flow smoothly into one another contrast with the classic division of hallway, living room, kitchen, bathroom, bedroom, and children’s room. But the desire for space and generosity can be fulfilled by removing walls and modifying doors and windows. If even more space is required, the roof and/or cellar extension is ideal.
Great openness can be achieved through an extension or winter garden, which opens onto the terrace or the garden.
Plan ahead and cross-generational, floor-level is the keyword here. Do not use door sills and provide for a clear passage width of at least 80 cm (for rollators) or 90 cm (for wheelchairs) at the doors.
The Building Technology
Due to the rapid development and a view of energy savings and sustainability, it is also advisable to renovate the technology inside the house after about 30 years. This includes the sanitary facilities, the heating, and the electrics.
Often, after a renovation, there are too few or incorrectly placed sockets. And if you have already been there, it is also a good idea to have TV sockets, telephone connections and network cables for the computer installed in all rooms.
Even if the old boiler is still doing its job, the energy yield is usually no longer efficient. With a new condensing boiler, you can cut your energy costs by up to 30 percent. If the heating system is replaced, the chimney to which it is connected may have to be renovated. If the heating system is changed, it is often advisable to change the radiators.
Modern designer radiators are not only a visual benefit; they often also save energy.
The Outside Space
Not only do the interiors need a new coat of paint after a few years – the same applies to the house facade. In addition to the appearance, the question of energy efficiency and costs quickly arises, as around a quarter of the energy can be lost through the facade alone. An important modernization measure is, therefore, to insulate the outside wall of the house. Usually, a thermal insulation composite system is applied to the still stable old plaster and then re-plastered.
If not insulated and only painted, the plaster must also be touched up beforehand. If an external wall cannot be insulated from the outside due to monument protection regulations or the appearance, it can also be insulated from the inside. But be careful! Such interior insulation requires a great deal of technical precision, as otherwise, mold can form in the living space.
